Development Schedule for Caddick's Latest Phase of Warrington South Distribution Park Remains On Track
In the bustling logistics sector, the North West region, particularly Warrington South, is experiencing a surge in demand from global and national distributors. One such development is the WS50 at Warrington South Distribution Park, off Lyncastle Road, Appleton.
Mileway, the largest owner of last mile logistics real estate assets in Europe, has appointed Caddick Construction for the project. Gardiner and Theobald are providing project management, employers agent, and cost management services for the construction of a 50,000 sq ft single storey warehouse at the site.
The architect for the project is IBI Group, with AEW Architects also contributing to the design. Tier Consult Ltd. are the structural engineers for the development. The warehouse will be used for Class B8 purposes and will include loading bays, a service yard, trailer and car parking, and landscaping. It will also feature 3,300 sq. ft. of mezzanine office space.
The Warrington South Distribution Park, encompassing 450,000 sq. ft of industrial warehouse accommodation on a 25-acre site, offers a mix of new and flexible warehousing, as well as external yard space. Existing occupiers of the park include Hermes, Eddie Stobart, and DX Mail.
The location of Warrington South offers excellent road links, being close to junctions on both the M56 and M6, offering easy access to the M62 and Liverpool ports. The completion of the project is scheduled for May 2021. This development is set to further strengthen Warrington South's position as a logistics hub in the North West.
