Cincinnati Children's Hospital and Christ Hospital join forces with developer Merus for a venture in Cold Spring

In a significant development, Cincinnati Children's, The Christ Hospital Health Network, and real estate developer Merus have joined forces for a major real estate project called Cold Spring Town Center. The project, located at 3725 Alexandria Pike, Cold Spring, Kentucky, will be a mixed-use development anchored by two medical office buildings, each spanning 45,000 square feet.

The strategic location of the 28-acre site, at the intersection of Alexandria Pike (U.S. 27) and Industrial Road (KY 8), makes it an ideal location for the Town Center. The land was previously owned by the Disabled American Veterans, who sold it to the city of Cold Spring in 2021, and later, the property was purchased by the four partners in the venture in early July.

The Town Center is set to undergo a two-phase development, with phase 1 targeting a delivery date in the third quarter of 2026. This phase includes four retail buildings, in addition to the medical office buildings. Merus, responsible for the design-build construction of the project, will deliver the project in two coordinated phases, with the second phase expected to commence site construction later this year and full site delivery by the end of 2028.

Cincinnati Children’s will be providing pediatric primary care at Cold Spring Town Center, occupying 10,000 square feet of its 45,000-square-foot medical office building. An additional 5,000 square feet will be reserved for future patient services. The Christ Hospital Health Network, on the other hand, will offer expanded primary care, women's services, and cardiology services, staffed by more than 50 team members and providers.

The partnership between the two health systems aims to bring world-class care closer to home in Northern Kentucky. Cincinnati Children's is committed to providing pediatric primary care, offering services such as regular checkups, sick visits, preventive screenings, and vaccinations for children from newborns through adolescence. The Christ Hospital Health Network will bring expanded primary care services, along with specialized medical care, reflecting their broad range of healthcare expertise.

Merus is also working with the two health systems on a plan to develop the remaining half of the property. The national nonprofit organization Disabled American Veterans, which sold the property to the city of Cold Spring in 2021, will also participate in the joint venture.

The Christ Hospital Health Network's new outpatient center at Cold Spring Town Center is part of its strategy to expand services closer to where patients work and live, particularly in Northern Kentucky. The Town Center will serve as a comprehensive outpatient healthcare hub, with Cincinnati Children’s focusing on pediatric care and The Christ Hospital providing expanded adult primary care and specialty services, all integrated within the mixed-use development led by Merus.
